Meet Jesse Hoffman.
The appraiser, the process, and what working with a one-person firm actually looks like.
JESSE HOFFMAN · OWNER & CERTIFIED APPRAISER
Hello.
I’m Jesse. When you hire H M Hoffman & Co, you hire me.
Not a junior associate. Not a regional office. Not a queue. Every inspection, every comparable, every signed report — one set of eyes, one signature.
Most of my work comes from attorneys, executors, and homeowners who need a report that holds up under scrutiny. That’s the work I’m built for.
- PA Certified
- USPAP Compliant
- Solo Practitioner
How I’m Different
Three Things You Get From a One-Person Firm.
01
Faster Turnaround
Most reports out in 5–7 business days. Rush available when deadlines demand it.
02
One Direct Line
The person on the inspection is the person signing the report.
03
Neighborhoods I Know Cold
25+ years working the Main Line. I know which blocks carry premiums and which comparables hold up.
The Process
What Working With Me Actually Looks Like.
From first call to delivered PDF — here’s what to expect at each step.
What happens: You call or submit the form. I get back to you within one business day — usually within hours.
Have ready: Property address, your relationship to it, and your deadline.
You walk away with: A confirmed scope, a flat fee quote, and an inspection date.
What happens: I come to the property. Interior inspections take 30–45 minutes for a typical home.
Have ready: Access to all interior spaces. Permits or prior appraisals help if you have them — not required.
For retrospective appraisals: Inspection happens at current condition; analysis reconstructs the property and market as of the historical date.
What happens: I pull comparable sales, verify them through MLS and public records, and where it matters I drive the comps to confirm condition.
Why it matters: Every adjustment is documented. Every comparable is verified. Nothing is ‘close enough’ — because nothing close enough holds up in front of a tax board or a judge.
Timing: Typically 3–5 business days.
What happens: Prepared to USPAP standards in the format your intended user expects — PA Board of Assessment Appeals, IRS-ready for estates, court-ready for divorce.
Delivery: PDF emailed to you. Hard copies on request.
Total elapsed time: Typically 5–7 business days from inspection to delivery. Rush available.
If questions come up: Your attorney calls me. The tax board calls me. I take the call.
If testimony is needed: I’m available. I’ve been deposed and I’ve testified.
Most reports do their job quietly. But if something comes up, you’re not chasing a stranger.
When It Goes to Court
Court-Ready Doesn’t Mean Court-Necessary.
Most of my reports never see the inside of a courtroom. They settle, they get accepted, they do their job. But every one is built as if it might — because the day the other side challenges it is the worst day to find out it can’t be defended.
The Territory
Pennsylvania Only. Mostly Within 25 Miles of Narberth.
Philadelphia, Montgomery, Delaware, and parts of Chester County. Outside that radius the work suffers, so I don’t take it.
