Pennsylvania only. Within 25 miles of Lower Merion. Four counties, dozens of municipalities — and I know the difference between them.
Where I Work
Licensed in PA. Grounded in the four-county area.
I’m licensed in Pennsylvania (not New Jersey) and I keep my work to the area I can drive to, walk through, and verify comparables in personally. The boundary is roughly 25 miles from my office in Narberth, which captures the four counties below.
Outside that radius the work suffers — comparables get thinner, neighborhood knowledge falls off — so I don’t take it.
The Four Counties

Montgomery County
Home base. The Main Line communities I appraise in most often, plus the inner ring of Montgomery County toward King of Prussia and Conshohocken.
Municipalities: Narberth, Bala Cynwyd, Ardmore, Wynnewood, Haverford, Bryn Mawr, Villanova, Gladwyne, Penn Valley, Merion Station, Lower Merion Township, Cheltenham, Abington, Jenkintown, King of Prussia, Conshohocken, Plymouth Meeting, Blue Bell, Upper Merion
Philadelphia County
The city neighborhoods within reach of the office — primarily Northwest Philly and Center City. Each neighborhood is its own market.
Municipalities: Center City, Chestnut Hill, Manayunk, Mt. Airy, East Falls, Roxborough, Society Hill, Rittenhouse, Fairmount, Germantown
Delaware County
Just south and west of the Main Line. Strong residential markets with their own pricing dynamics.
Municipalities: Media, Springfield, Havertown, Newtown Square, Radnor, Wayne (Delco portion), Drexel Hill, Broomall, Wallingford, Swarthmore
Chester County (Parts)
Only the eastern portion of Chester County is within my 25-mile range. If your property is further west — Coatesville, West Chester proper, points beyond — I’ll refer you to someone who covers it.
Municipalities: Wayne (Chesco portion), Paoli, Berwyn, Malvern, Devon, Frazer, Tredyffrin Township
A note on New Jersey.
I’m not licensed in New Jersey. If your property is in NJ — Cherry Hill, Camden County, anywhere across the river — I won’t be able to help, but I’m happy to point you toward an appraiser who can.
